What taxes do I pay when buying property in southern Cyprus?

New properties are subject to VAT (standard rate 19%, or a reduced 5% for first-home conditions, also available to foreigners). If VAT doesn't apply, a transfer fee applies instead on a sliding scale of roughly 3–8% of the price.

Will you take care of the property after purchase too?

Yes, we offer ongoing management and rental services, so you don't have to manage the property remotely yourself.

What taxes and fees do I pay when buying in northern Cyprus?

These are usually stamp duty (roughly half a percent), VAT of around 5%, and a title transfer fee, which is higher for foreign buyers than for locals. We'll work out an exact calculation for the specific listing you're interested in.

Do I need a special permit to buy in northern Cyprus?

Yes, foreigners need what's called a Purchase Permit. Processing usually takes a few months, but you can typically already use the property while waiting, based on the registered purchase contract. We'll walk you through the whole process step by step.

How long does the whole process take, from choosing a property to signing the contract?

It depends on the specific property and country — for completed projects it's usually a matter of weeks, for properties under construction it takes longer because of the payment schedule. You'll always get a realistic estimate for the specific listing you're interested in.

Is it safe to buy property in northern Cyprus?

The market in northern Cyprus has operated for decades, but the legal framework differs from the EU, and there are several types of title with varying degrees of risk. That's why we always have an independent lawyer verify the property's title before signing — it's one of the steps we handle on your behalf.

Do I pay you anything for the referral?

The price shown on a listing is final for you as the buyer — regardless of whether the commission is added on top or paid by the developer. This holds in most cases, unless a specific listing states otherwise or only shows a price per m².

What's the realistic rental yield in Cyprus?

Thanks to a practically year-round season (swimming in spring and autumn too), occupancy outside the main summer months tends to be higher than in other Mediterranean destinations. Specific figures vary significantly by location and which side of the island — we'll discuss them for the specific listing.

Do I have to travel in person to buy, or can it be done remotely?

Most steps (choosing, reserving, and even signing) can be handled remotely through a power of attorney. We do always recommend an in-person viewing, ideally before signing — we're happy to plan one with you.

How do you fly to Cyprus from Prague?

A direct flight takes about 3.5 hours. There are more seasonal connections over summer; outside the season you usually fly with a connection.

How do you choose the projects you offer?

We check every project and developer ourselves first — history, documentation, construction status, and references. Only a fraction of what we see on the market makes it into our listings.

Do I need a local bank account in Cyprus?

It comes in handy for payments and any financing. In the south (the eurozone), opening an account is simpler and faster than in the north — we'll help with choosing a bank and setting it up.

What if I want to sell the property later on?

We'll help with the sale too — either through our network of investors or the local real estate agencies we work with. We don't sell it for you ourselves, but we'll guide you through the whole process.

Do you handle communication with the developer in a foreign language for me?
