Financing

Most of our clients don't pay cash. We'll walk you through your options, work out what makes sense for your situation, and help arrange financing — whether in the Czech Republic or in the country where you're buying.

What are your options

Czech mortgage

The most common route. Your Czech property serves as collateral, and you use the funds to buy abroad. You deal with a bank you already know, in Czech, with no currency risk on the loan itself.

Pro:
Lower rate than a consumer loan, longer repayment term.
Keep in mind:
You need a Czech property with enough value to serve as collateral.

Home equity loan

A loan secured by property with no restriction on its use. The bank doesn't ask what you'll spend the money on, so buying abroad isn't an obstacle.

Pro:
Free use of funds, rate still significantly lower than an unsecured loan.
Keep in mind:
Higher rate than a standard purpose-tied mortgage, usually a lower LTV.

Consumer loan

No collateral needed. Makes sense for smaller amounts or as a top-up to your own funds — for example, to furnish an apartment.

Pro:
Fast approval, nothing to put up as collateral.
Keep in mind:
Highest rate and shortest term. Usually not a good fit for the full purchase price.

Financing in the country of purchase

Some banks in Georgia and Albania lend to foreign clients too, usually secured directly against the property being bought.

Pro:
The property being purchased serves as collateral — you don't need anything in the Czech Republic.
Keep in mind:
Terms vary from bank to bank, documentation is in English, and approval takes longer.

What to watch out for

Currency risk

If you repay the loan in koruna while the property is priced in euros, exchange-rate movements change the real cost of your investment. With rental income in euros, it can work the other way too, as a natural hedge.

Timeline

Financing approval takes weeks, not days. Set the developer's reservation deadline with this in mind, not the other way around.

Documentation

Foreign developers and banks usually want documents in English, sometimes with a certified translation. We'll help you prepare what's needed.

Total cost, not just the rate

Arrangement fees, valuation, insurance, and international money transfers can move the final cost more than a tenth of a percentage point on the rate.
