My first property by the sea
It all started in 2022. After four months living on American beaches, I knew the sun and sea had to become a fixed part of my life. But I didn't just want to chase a dream — as an investor, I was looking for an asset that would actually earn its keep. I was looking for the ideal intersection of a beautiful location and hard investment numbers, and that's exactly what I found in Albania.

Appreciation and rental income
When I put capital into Albania after returning from the US, it was a market most investors were still steering well clear of. I saw a once-in-a-lifetime opportunity in it. Today it's clear that was one of my best decisions — reality beat my spreadsheet projections. The property has appreciated significantly over time, and the rentals generate steady cash flow. It's proof that if you know where to look, you can find the perfect symbiosis between a holiday home and a highly profitable asset.

My investment's success didn't go unnoticed. When friends and acquaintances started asking how they could do the same, I realized advice alone wasn't enough — they needed to be guided safely through the whole process, from choosing a property to legal support. Discovering other countries
Success in Albania brought client demand for other destinations too. Even though I also have experience with the Czech market, property abroad offered something extra — not just often more attractive returns, but the added value of the joy of living by the sea. So I packed my bags and personally traveled to and researched other countries.
I discovered one crucial thing: every local agent will tell you their market is the best one. The reality is that every country has its own pros and cons. My job is to weigh these facts objectively and match them to each investor's actual needs — what's an obstacle for one person can be an opportunity for another.

Experience with the Czech market
To make sure I was comparing like with like, I also invested in the domestic Czech market in the meantime. I went through the whole process, including a demanding renovation that I documented on YouTube. It was a great technical education, but it confirmed one thing for me: property abroad offers emotion on top of the numbers. In the Czech Republic, though, we do offer an interesting alternative — investing in housing-cooperative flats.

Choosing the right destinations
I personally explored property markets from west to east — from Portugal and Spain through Italy to Cyprus and Georgia. I filmed some of these trips too, to capture the reality without any polish.
My investment conclusion was clear-cut. While the traditional Western markets are beautiful and interesting, they're also often saturated and expensive to invest in, with slower returns. When I weighed entry price, growth potential, and rental yield against each other, the winners were obvious. For maximum efficiency and future appreciation, the three markets that make the most sense to me today are Albania, Georgia, and Cyprus.
