How Buying Property in Albania Works, Step by Step

Albania is a market where foreign investors can acquire property with no major restrictions. The process does have its own specifics, though, and it helps to know them in advance.
1. Consultation and selection
We start by discussing your goals — whether you're looking for a property mainly to rent out, for personal use, or both. Based on that, we recommend specific locations and projects from our current listings.
2. Reservation
The chosen apartment is reserved with a reservation agreement and a deposit paid to the developer. The reservation typically holds the property for as long as it takes to prepare the purchase documentation.
3. Financing
If you're not paying cash, we help arrange financing — whether in Albania or as a loan in the Czech Republic. More in our article on financing property abroad.
4. Signing the contract and payment
For new-build projects, the purchase contract is typically paid according to a schedule tied to construction progress. For completed properties, payment is made in full or in two installments.
5. Handover and management
Once construction is finished (or immediately for completed properties), the keys are handed over. If you plan to rent the property out, we can also arrange ongoing management and rental brokerage.
